7:00 P.M. – BUSINESS MEETING

7:30 P.M. – CONTINUED PUBLIC HEARING for Elaine L. McGowan for a Special Permit and Section 6 finding under Sections 1400, 1420, 1640, 1642, and 2421 of the Norwell Zoning Bylaws to tear down and replace a garage (14’ x 26’) on the same footprint.  Lot is non-conforming with only 26,251 sq. ft. of land where 43,560 sq. ft. is required.  The property is located at 152 Bowker Street and is shown on Assessor’s Map 13B as Block 39 Lot 25 Registry of Deeds Book 14816 Page 126 in Residential District A.  House built in 1950.

7:35 P.M. – PUBLIC HEARING for Haig and Jennifer Allahyarian for a Section 6 finding and Special Permit under Sections 1400, 1420, 1640, 1642, 2431 (Lot Frontage), 2432 (Lot Width) and 2450 (Lot Shape a, b, c) of the Norwell Zoning Bylaws.  Lot does not conform to frontage requirement with 43.20 sq. ft. where 80 feet is required nor lot width at the 50 ft. setback and lot shape.  Applicant wishes, on the first floor, to enlarge bath, add master bedroom, 4th bedroom, family room and two car garage with a recreation room above and enlarge bedroom and bath on second floor.  The property is located at 339 Grove Street and shown on Assessor’s Map 6B & 6D Block 1 Lot 15 Registry of Deeds Certificate of Land #609103 in Residential District A.  House built in 1967.

7:45 P.M. – CONTINUED PUBLIC HEARING for South Shore Medical Center for a Site Plan Review under Sections 1500, 1520 and Special Permit under 1400, 1420, 3210 (District Boundary Buffers), 3212, 3153 (Parking Area Surface), 3158 (Parking Design Standards) Section 4200, 4241e) (Wetlands Protection Area) and 4300 (Aquifer Protection District) of the Norwell Zoning Bylaws to add a gravel parking area with (78) additional spaces in the rear of the medical building to be used solely by the employees.  Thirty (30) spaces in the leased area will be abandoned and five (5) spaces would be eliminated by the driveway to the proposed lot.  Property is located at 75 Washington Street and shown on Assessor’s Map 5D, Block 12, Lot 22, Land Court Certificate #30154 in Business District B with 6.02 acres.
